Why should I use you and not my local Estate Agent?

How do I get my property onto the market with the Discount Property Shop?

423 89 22 and one of our friendly advisors will go through everything with you, if you do not have
a recent valuation report they will take a secure card payment (discounted and ‘at cost’) for the
independent survey and the surveyor will be instructed. Once the survey has been conducted
we will agree a marketing price with you. The property’s details will then go on all the advertising
websites and your For Sale board will be erected. You are now on the market!
Why do I need a recent valuation?
To help us sell your property as swiftly as possible, as we are able to attract much greater interest by credibly and independently demonstrating that the property is mortgageable and offered at a genuine discount from its true market value.
How do you advertise my property?
All our properties are advertised on Rightmove, PropertyFinder, Findaproperty,
discountpropertyshop.co.uk and all of their associated property websites. A bright pink and blue for sale board is erected at every property to ensure you have local coverage. We will send out property details to all of our waiting Buyers and to anybody else who contacts us via our website or our 24 hour-a-day, 7 days a week Enquiry Line.
How much money do you make from instructing the surveys?
We don't make a penny from instructing the surveys, it is completely 'at cost'!
I've recently had my property valued by an independent RICS valuer, can I use that valuation report?
Yes, as long as the valuation has taken place within the last 6 weeks.
How does it work when somebody wants to view my property?
All requests for viewings come through to us. We will then qualify and vet each viewer and then agree with you a mutually suitable time to hold the viewing. Once the viewing has been conducted we will contact the buyer and get the feedback from them, relaying it to you the same day.
Who deals with the offers on my property?
All offers will be made through us and confirmed to you by telephone and in writing. All negotiations will be carried out by our trained negotiators who will always act in your best interests until we reach an acceptable figure to you.
What is the process once we accept an offer?
Once you accept an offer we will instruct the
solicitors for you and your buyer. We will closely manage the sale through to completion making
sure all parties are working to your strict timescales which we will have agreed once we have
accepted the offer for you.
Do I need a Home Information Pack (HIP)?
As of the 14th of December 2007 HIPs are legally required for any property that is “new” to the market. This includes both freehold and leasehold properties. The Discount Property Shop can provide HIPs to all of our Sellers. We offer upfront payment HIPs and deferred payment HIPs. This is where the HIP is paid for on completion (or within 6 months from instruction), meaning no upfront cost to the seller.

All leasehold properties carry an added charge of £50.

How do I know if the property is truly discounted from its market value?
All of our properties are valued by an independent RICS surveyor to determine their true market value; we then agree a discounted marketing price with the seller.
What is the difference between the asking price as set by estate agents and the true market value?
The true market value is the value of a property on a set date, whilst the asking price is often an inflated price on top, this allows for negotiation on the property.
Why is the seller selling at a discount?
Our Sellers are motivated for a variety of reasons and need to sell more quickly than they could with typically slow estate agents, therefore discounts are offered in exchange for a swift sale.
To purchase a property, what timescales do I need to adhere to?
It is case by case but typically our Sellers require completion within 4 to 6 weeks.
I need to sell my property first before I can purchase another, is that ok?
Our Sellers require swifter than normal sales so naturally they would prefer Buyers with no property to sell. Depending on the Sellers individual circumstances there can sometimes be some flexibility here.
You mention on your website you have recommended solicitors and mortgage advisors, why should I use them?
We have tried and tested independent solicitors and mortgage advisors who have proven track records of getting Buyers through to completion swiftly, efficiently and with the utmost professional advice. For these reasons our Sellers obviously favour Buyers who utilise these professionals, as being able to adhere to strict timescales is essential. |
